The Gardens at Jackson Twenty-One’s affordable component is designed to help meet the Township of Jackon's "fair share" of the growing need for affordable housing in New Jersey. Located in beautiful Ocean County, just off of Route 195, The Gardens at Jackson Twenty One offers 72 one- two- and three- bedroom affordable apartments to income qualified applicants. Applicants must first qualify on the basis of gross annual income and are subject to a random selection.

Up to 8 of the affordable apartments at The Gardens at Jackson Twenty-One may be set aside for qualified veterans. In addition to being income qualified for affordable housing (see tables above), eligible veterans must also qualify under N.J.A.C. 54:4-8.10 and be able to provide form DD214 to verify active duty service during wars or in-country service during qualified conflicts. We will process your application and send you a confirmation within three weeks. Because this is a new property, a random selection of applicants will be held approximately 90 days after the start of marketing. Subsequent to the random selection, applicants will be processed on a "first-come, first served" basis.

When apartments become available, we will contact a limited number of applicants who are on our list for the size and income category of the apartment that will be available. A final application and documentation to verify identity and income will be required and processed at that time. Since final applications are only processed when a specific apartment becomes available, we can not accommodate applicants' choice of floor plan.

The maximum income is based on the total number of persons who will reside in the affordable home. Maximum Incomes are adjusted annually and are subject to change without notice. A preference for the lower low-income rents will be given to households who do not meet the minimum income standards for the higher low-income rents.  The maximum rental rates and affordable housing restrictions are governed by this affordable housing program.
