The affordable apartments at Stratford Terrace at Monroe Township are designed to meet Monroe's "fair share" of the growing need for affordable housing in New Jersey. Rental rates may change and are subject to state and local guidelines. Stratford Terrace offers 45 two- and three- bedroom affordable apartments to income qualified applicants. Applicants must first qualify on the basis of gross annual income and are subject to a random selection.

When apartments become available, we will contact a limited number of applicants who are on our list for the size and income category of the apartment that will be available. A final application and documentation to verify identity and income will be required and processed at that time. Since final applications are only processed when a specific apartment becomes available, we can not accommodate applicants' choice of floor plan.

The number of units at each pricing tier is limited. Prices and conditions are subject to change without notice. Minimum and maximum incomes will apply. To be eligible for this affordable housing program, the gross annual income of your household cannot exceed the program limits listed, above. The maximum income for the lower low-income rents will be based on the minimum income for the higher low-income rents. The maximum income is based on the total number of persons who will reside in the affordable home. Stratford Terrace has only two- and three-bedroom apartments, so there will be a preference for households with two or more persons. Maximum Incomes are adjusted annually and are subject to change without notice. The maximum rental rates and affordable housing restrictions are governed by this affordable housing program. Gas, electric, water and sewer are not included in the rent listed. All other terms and conditions of the lease are set forth by the landlord and their agents. Stratford Terrace is a development of Stratford at Monroe LLC, which is not affiliated with Piazza & Associates, Inc. or the township of Monroe, except as specifically set forth in state regulations and local ordinance.
